Several years ago we placed a mobile home on some land that belongs to my parents. The land we are living on is still in their name. We are wanting to do a refinancing of our home and want to know what steps we have to go through to get the land in our name. The land we are talking about is just a portion of their land, not all of it. Do they just deed it to us, do we need our part surveyed? What paperwork is needed? Any guidance will be appreciated.

My friend bought a manufactured home. The payments stated were the same, but total amount without interest is different. The seller forged his name on contract. Actually 2 contracts exist and both are forged. Didn’t receive all that was stated on contract either, even though wasn’t aware that he was suppose to receive other items. Guess they added those to make difference in amount of home. Also added a amount, which I am sure went to loan officer at finance company. Does he have to legally pay for home, since isn’t his signature? BIG DIFFERENCE in signatures.

I’m looking to buy a house already on propoerty but it’s a manufactured home and I need 100% financing. Does anyone know of any lenders that are willing to do this??

I have a 1971 mobile home that sits on .66 acre. The house was actually completely tore down and rebuilt in 2000, despite that, I am finding that it is darn near impossible to refinance. I owe 7,000 on the house and comparables in my area are going at about 0,000. If I can’t refinance because my place is a 1971, is it possible to take out a home equity line of credit on a mobile home?

We are currently living there and want to buy the land from the owners instead of paying a fee every year, as is the current setup. It’s a total of 2 acres and it’s zoned residential. If I can get the price for 1 acre, I can figure a good asking price for two. This is her family’s land and we want to purchase it so we can refinance the mobile home for much needed home improvements.

Looking for a lender (or subprime lender) to approve a loan for a manufactured home (double wide) for a 500-550 fico score in Ohio w/ a chapter 7 filing in year 2000. They pay their rent, credit cards, etc. on time every month but have some slow pays on a car loan and some medical debts. They are tired of renting and want a mortgage that they can call their own. Even a rent to own or land contract would work. Any ideas of companies that would do this in Ohio? Thanks for any info or company info offered.

When converting a manufactured house to real property and having it state its single family residence on the appraisal in the state of Nevada what preceders need to be followed? Answer only if you are a lender or under writer! Because most realtors don’t know the answer to this question. I’m interested in purchasing one. I’m having problems getting financed because of certain foundations that the homes are being built on. So if anyone can help please e-mail me.

The home is in my fathers name, he moved out into a mobile home and left me and my husband to live in the house. We have been paying the mortgage directly to the mortgage co for the past 3 years. Recently we were going to see if we could by the house. I was told that it would be easier and cheeper to refinance and get it into our name. All we had to do was prove that we were paying the mortgage pymt directly to the lender for the past year. We have this documentation. Is this true. Was wondering if anyone has ever heard of this and if it is really that easy.

I have a house. A very nice house. The problem is that this house began it’s life as a single-wide mobile home. And now I need to refinance, and I can’t get a mortgage because the house is labeled a "mobile home." Is there any way to get around this? I have what all the realtors say is the prime directive-location, location, location. I live in rural Western North Carolina, in the mountains, at the end of the road, top of the hill. When you’re up here, you would think that you were a million miles away from everything, but you are really five minutes away from downtown. Every way I turn, the mobile home label screws me… You would never know that this house was ever a mobile home, there is no trace of it left. Help me, please….

I bought the home in 1999, then joined the Navy in 2000. I couldn’t find anyone to buy it from me so I have someone living it right now, making the payments. It’s been like this for 8 years, but I am trying to figure out if I should refinance it so I can use it as a rental property (current contract won’t let me). I would like to make some money off of it. I don’t think it would sell for what I owe (just get it away from me) so I was trying to figure out if renting it would be a viable option. It isn’t on any land, it is in a trailer park. Any suggestions on what to do would help.

We were looking for a little info on this and are having trouble finding some of it.

- Safety of the homes?
- Do they handle interest & length of loan as they do trailers? (With trailers/mobile homes they increase your interest rate and must shorten the length of the loan) or are they handled as typical home loans (30 yr 6-7 etc % interest)??
- Pro’s and Con’s in general.

I guess this could be extra helpful if you or someone close to you has or does own one and has come across positives or negatives since they’ve lived there. Any info will help! Thanks! :)

I am trying to find ANY lenders in Texas that will refinance
or take equity loans for mobile homes with land.
I purchased the home and the land seperatly at first, now
they are attatched as real property by deed. Are there ANY
lenders in Texas that I can contact?!

Is it possible to sell our mobile home and still be able to keep the land that it sits on? Would we be able to refinance the loan and put it as possibly just a land type loan after the mobile home is off the property?
