Hey I was wondering if anyone knew the average length of time/and or the max amount of time you can get on a loan for the purchase of a mobile home? Also what’s an average interest rate for fair credit? I’d apprecite the help sooo VERY much!

We live in a "park" in Oregon and do not own the land, we rent it and most are closing as land prices have skyrocketed. There is no equity in the home as banks will not loan on it so it is impossible to sell, costs k to move and set up on property that I do not have the $$ to spend on. If I had to I would let it go back to the bank but would rather just give it to him as it is not worth anything anyway. Homes sold for 5-0 new and now maybe if one gets lucky to sell. My house is about 10 years old. Most people are letting them go back to the bank. But I heard the laws have changed with regard to that. I would rather just sign a quit claim deed IF it will absolve me of the debt. Was a bad investment obviously. My almost ex is 70 years old and if he dies would I be responsible for the debt? I am 50+ and dont want to have debt following me around the rest of my life. Is this possible for me?

Hello,

I was wondering if I would be able to get approved for a loan for a manufactured home around ,000. My wife and I are wanting to get a double wide and put it on some land that my family owns. I don’t have great credit. We went through a foreclosure about a year ago, so I was wondering if we would be able to get approved for a double wide. We also don’t have any land in our name, so we wouldn’t be able to put that up. We are planning on trying to save about 20% to put down on the home. Do you think we’ll be able to get approved?

If we are purchasing a home through owner financing (manufactured home), would we still qualify for the credit? We’re not going through any banks, we’d be purchasing the home but financing through the owner instead of a bank. Our income qualifies for it, but I don’t know if this situation qualifies us.

I’ve been with my husband 9 years- married for 4. Second marriage for both. I have some main issues with my marriage. One is the way he treats my kids. He is demeaning to them verbally (calling them gay, stupid, making fun of their appearance but then claims it’s a "joke"). They hate him. Second issue is that I quit drinking almost four years ago but my husband still drinks and despite what I tell myself I get worked up about it if I think he’s getting drunk. He drinks in our home on weekends and often seems to manufacture situations during the week where he can go out and have a few. He knows I hate it and that I sometimes don’t cope well but has never changed his habits. My tolerance level around drinking is low, I admit. He also refuses to admit when he’s wrong and never apologizes or tries to make things better. I’ve wanted to leave many times-more seriously in the last 5 months. Yesterday after he said some particularly nasty things to my kids I decided I could no longer keep this going. I went to see a house I’ve had my eye on for a while and put in an offer. I’ve told him this and his response was to get in and out of bed several times last night (between midnight and 2 am) slamming the door and turning on the light every time he came in. He’s been out all day except for briefly when I was home and I see he’s bought a bottle of red wine (despite all the booze we have in the house although he never drinks red wine at home because that’s the drink I dislike the most). I’m interpreting this as a getting a reaction trick.
If the offer for the house is accepted, I still have a month before I can move in, plus have to settle all our finances. He’s likely to delay seeing a lawyer etc. I’m not sure what to do. Get the kids to go to their father’s and stay with friends? Tough it out in the house? Try and work things out (I’ve asked about seeing a counselor together in Dec and again in Jan-he has refused).

I recently built a manufactured home on an FHA Title II loan (meaning the home and the land are tied together).

I know that it is extremely difficult to untie the two, but is it even possible?

I am trying to see if it would be feasible of me to move my home or if I would just have to sell it on the property as is and get another home. What kind of paperwork would be involved?
