We are moving to a new town and are house shopping. We are going to look at several properties, and the most affordable is a manufactored home. However, I am concerned the interest rate might be higher and the financing more difficult. We will probably move again in 3-5 years so I am concerned about resale value as well. Has anyone had any experience with this or any advice to give?
We hope to move again but don’t know if and when, it depends on whether my husband is transferred. It is a small area without much for rental opportunities.

It has been so long since I have been in school. I’ve already spent 2 hours trying to re-learn these simple grammar errors and honestly, it’s taking a lot of time away from more important things. If you could even check some of them I would appreciate it. The underlined words are the ones that are most grammatically misused; e.g., sure/surely sure and/sure to that/because it’s/that’s

1.I will accept your advice but the effects of doing so may bring a lot of change.

I have loaned money to someone and in return they gave me their title to their manufactured home which she is trying to sell. The title is signed by the previous owners but not dated and not signed by the person I loaned the money to. The park that it is located in has filed a landlord complaint too. So should I file a lien before they do? I do have title and a handwritten note signed by her stating she owes me the money.What is the best thing to do to protect my money?

My husband and I are on the lower income side, and also don’t have the best credit. We currently rent for very cheap actually, but the place is very small and with our 2 children and one on the way, it is simply not going to work for us anymore.

We have found a doublewide for sale in our area. It is a 1989 sitting on 1 acre with a basement for the price of ,900. We think it is a good deal, needs cleans up, but perfect for us with 4 bedrooms! It is really about all we could afford at this time.

However, I have heard that the interest rates on manufactured homes are much more than with traditional home loans, and since doublewides depreciate so quickly, is it wise to purchase to purchase this home?

im a long time user on here, just dont post much

ok, i bought a 2005 honda civic si in november 2007, it had 15,000miles on it when i got it. it ran great till the end of this last may, when all of the sudden the car just bogged down and died while i was driving it only had just over 19,000 miles on it.
i had it towed to the honda dealershhip i bought it from the next day.
they waited 2 days before they even looked at the car, then after they decided they couldnt figure it out they called american honda to see if warrenty would cover it. turns out i was 6 months out of warrenty.
so the car sat there a couple more days and then they decided theyed do a certified used car warrenty for it instead of a manufacture warrenty.
they tore the engine down, and somehow water got in the engine and the whole thing was rusted out. the cams were almost non existent so it had been that way for quite awhile. they couldnt figure out how it happened.

they ordered in an entire new engine, it was supposed to take 2 days to get in, honda didnt even send it out till 5 days later so it took 2 weeks for it to get in. after the engine got in they put it in and it still wouldnt run. they said the fuel injecters were bad so they oredered that in and 2 weeks later the car was running.

that was the first time it was in the shop, alltogether it was just under 2 months of me not haveing a car.
6 days later the car does the same damn thing, they towed it to the shop. the starter was fried so they replaced that, it took a week.
they called me last thursday at 8:30 at night and said it was ready. starts up runs good, 4 miles down the road the car stalls and i have to push it into a parking lot. as im pushing the car smoke starts pouring out from under the hood, the bater and the starter literally burned out.

had it towed back that night, they replaced what broke and i got it back yesterday. today im comeing home from work and it stalls in the middle of an intersection and i almost got tboned by an f150.

iv called american honda to see if they could get me out of the finance and give me my money back. they said because its under a certified used car warrenty that they cant do anything and that all they will do is continue to fix it.
they have put 9k$ into this car to fix it and its only worth 12k.

iv tried to talk to lawyers but they all want me to pay up front before they even listen to what i have to say.

i really dont know what to do at this point. and im about to lose my job because i have no way to get there.

whats all your oppinions on this?

My husband and I are getting a manufactured home. I called an insurance agent to get a quote and they asked me if we needed to insure the purchase price of the house or the total loan. I have no idea. We borrowed money for the house, basement, septic, well, running electricity and excavation. Should we be insured for the total loan or just the house?

I was talking with the sales rep. for Oak Creek Homes. He said I should expect K – K in closing costs on a 0K loan at 6.5%. That sounds absolutely ridiculous to me. I’m putting 10% down and will put the home on my land in rural Texas. Are his numbers realistic? He said the costs will get added to the loan, but I don’t want to pay that. I’d rather do without a home if closing costs are going to be that much.
Not sure I understand how placing the home on land I own increases construction costs. I can figure k for improvements to the land, but if closing costs are capped at 6% i still don’t reach the k this sales guy is talking about.

I can get one on a house,but I found a piece of land with a nice 16 wide modular home on it,through a realtor,she said it would be no trouble she would match me to a lender,for me to give her a refundable check towards down payment and unless I pull out I cannot lose it,she then said for me to be checking also,I tried everywhere I can think of..the home is 10 yrs old in great condition tied down and underpinned,and I plan to build a home on it later,it is the land I want most,can anybody help me find a lender,(tried va and fha and they are saying nothing available in this part ky now )
