The Manufactured Home is not payed for yet but the residential home and property the Manufactured Home sits on are. The problem is, the Manufactured home has increased the property taxes even though the residential home is a homestead exemption. This is in Texas. The Manufactured Home was bought 10 years ago, new, only under the condition the property it was put on was paid off… which it was… but what happens if you tell the people who initially financed the Manufactured Home to come and repossess it? Can they,or will they, put a lien on the "paid off residential home" and property? Can the company financing the Manufactured Home foreclose on the Manufactured Home, property, AND the paid-off Residential Home if they are asked to repossess the Manufactured Home? I don’t understand how the Homestead Exemption works in Texas. I am under the impression that normally liens can’t be put on Homestead Exemption property but when it comes to a Manufactured Home, the laws/rules may be different. And the paid-off residential home is still in the husband’s name, who’s deceased, and the Manufactured Home was financed in the widow’s name years after he passed away. But the residential home is still in the deceased husband’s name instead of being in the widow’s name. The company financing the manufactured home also say the Manufactured Home MUST stay at it’s present location to be financed. The Property Taxes are paid up as well as the payments on the Manufactured Home at the moment. Nothing is in default. Just wondering about the options.
So, it’s pretty confusing…
By the way, Texas is a community property state, if it matters…
The hitch to hall the Manufactured Home is still attached. As far as I know, they only removed the rubber tires. But the plumbing and electricity are hooked up to live in it, with a "permanent" electric pole beside it.

I own land, with a tax value of 35k. I cash purchased a single wide manufactured home, and installed a septic.
I’ve been renting for 5 years and doing this slowly. Recently was laid off and my new job has my income drastically lowered. So now I need to get this single wide set up on a permanent foundation and have a well drilled, so I will have permanent housing. I’m out of cash to do this myself.
What type of loan should I apply for ? I have searched a rural development loan, but it states I must be unable to secure financing from another lender. I have yet to apply anywhere else because I’m unsure what loan to apply for. I don’t want to apply for multiple loans and lower my credit score.
I have budgeted to finance between 15-20k
My credit history is 3 years old, with a car loan paid, revolving new car loan and a credit card.
My new job is in the same field, which I’ve been in for 7 years. I have been on this new job for 3 months. I was laid off for 3 months before finding this new job.

Hey I was wondering if anyone knew the average length of time/and or the max amount of time you can get on a loan for the purchase of a mobile home? Also what’s an average interest rate for fair credit? I’d apprecite the help sooo VERY much!

them? we sent in our application monday and im sure it might take a little while, but my husband and i are soo anxious b/c we found a beautiful manufactured brand new home that we really want, and worried that it might be sold before we can get it. How long does this whole process take?

They have never lived here. I am the only occupant who has ever lived here for almost 10 years. Is there any way of transferring ownership of the home and the property to me without raising red flags or getting murdered by taxes? I want to be able to get a home equity loan to purchase the property, do some home improvements and debt consolidations but it needs to be in my name. Any suggestions??
Um, the reason is because we haven’t done anything about it….we are trying to figure out the best way to go about it with the least amount of tax consequences. There’s no hidden agenda…

When we took out mortgage loan we took it out for a used double wide and put it on to a first floor. We are still being classified as a Manufactured Home so we are not eligible to refinance. The thing is the whole thing has been redone and its not a manufactured home, is there anyway to get this converted so we can refinance?

I just got approved for my mobile home mortgage loan today. The home is beautiful, manufacturer is Clayton, now I have people coming out of the woodwork telling me these homes are no good and they will fall apart in 15 years, and my mortgage is for 25 years. I live in a double wide now that has been sitting here since the seventies, of course it has been added on to, has vinyl siding and the siding is rock. I am scared to death now to go sign on the deal. Can anyone who lives in a double wide tell me if they are really this bad and what brands are the best? They will be moving this home to my land if that makes a difference.
