i live in west virginia. i am wanting to buy a manufactured home. can i get an FHA loan?

The first thing you should do is visit http://www.fha.gov. The FHA does not actually make loans to people, they offer insurance on specific loans which are made through lending institutions. Second, and after visiting that page and reading all about FHA financing you will find that FHA has specific maximum loan amounts so you will want to make sure that you find a property which conforms to those amounts. Next you will need to find a lender who does FHA (they are all over) so that you can get approved for a loan. After you have spoken to your loan officer and know if you can afford the payments then you need to find a seller who is willing to allow FHA financing on their property. Not all sellers will allow FHA as they may not wish to make specific repairs if there is a large cost involved.
If you find the house, make your offer and sit back for an acceptance!

You would need to speak with a Mortgage Lender. Try one at your bank.

That will depends on the house you want to buy. Some houses don’t qualify for FHA loans. Call your bank, ask for the home mortgage Leander and see what they say. FHA requires the seller to fix about everything that’s not up to par. If the seller doesn’t want to do that and wants to sell the house as is, you have to go with a conventional loan.
