DIDN’T GIVE US ENOUGH MONEY SO HAD TO MORTGAGE FIVE ACRE’S TO GET MANUFACTURED HOME, THEN MOTHER MOVE ON LAND AFTER SHE BOUGHT HER MANUFACTURED HOME THAT ONE IS PAID IN FULL, HAD TO GET A SECOND MORTGAGE WHEN SHE GOT IN TROUBLE WITH MONEY, PAYMENTS ARE 287.00 AN 317.00 A MONTH / I HAVE NO JOB AT MOMENT / NEED TO PAY THESE OFF / I AM 53. MOTHER IS 80. BAD CREDIT BUT OWN FIVE ACRE’S 49,000.00 IS LOAN PAY OFF . EVEN IF NEED TO SIGN PAPERS WHEN ME AN MOTHER PASS AWAY COMPANY CAN TAKE ALL. Are there any websites I can post my home for sale? I don’t want to go to a realtor. And I have no interest in making payments on a ,000 loan with 17.5% interest rate. Can I let it go into foreclosure? I owe more then it’s worth and i don’t have any type of updates done to it. So it doesn’t really stand out from the rest of the homes for sale in the park. If I let it go into foreclosure, and it only sells for less then I owe, will I be sued for the rest? What if I don’t have any money to pay for the rest owed on the home? Or what if I don’t pay my lot rent, and get evicted. Will I still be responsible for my mortgage payment on the home and the lot rent even though I got kicked out? I have never been 30 days late on my mortgage, but can not do anything with this high interest rate because my husband and I have bad credit. Any suggestions would help. Thanks

My husband and myself have bad credit. We recently bought 20 acres on owner contract and would like to eventually put a house on it. We thought we could save the cash and build a log home but after helping my dad build his log house we are deciding we would probably rather just buy a triple wide modular or such. What kind of options do we have. Any advisors out there have any advice for a starting point. Thanks.

I have a credit score of 567 because of late payments and charge-off’s from 3 credit cards. I’m looking for between 00.00-00.00. It cannot be a home loan because my home is a mobile home and I do not want to refinance it because I’m going to be listing it for sale very soon. Any suggestions on where I could get a "bad credit" personal loan? I live in West Chester, Pa if that helps any.

We've been living her for 4 years now. Always made our payments on time. The mortgage company we have doesn't refinance mobile homes. We've looked into other companies, but unless you have brick underpinning they won't do anything for you. I've tried selling this place but no real estate agent will talk to me because it's so hard to sell a mobile home. When we bought this place, the company said we could always refinance in a few years to get a lower payment. They weren't willing to do brick underpinning because it wasn't within the loan amount, and we got the least expensive home on there lot. I admit we had bad credit at the time, but our credit has improved considerable since buying this home. We have 3 kids and one on the way and it's only a 3 bedroom home. I want to add on to this home or find a home that we can afford and is bigger. What do you suggest?

I want to consolidate my mobile home payment with my cars payment. I owe @6,500 on the home & ,300 on the car. Please help. I've tried many many places and get no where cause of my bad credit and mainly the year of my home. It is a very well maintained place on a lot that we rent. It does not feel like its 30+ years old. We love this place but need to work out our monthly budget.

I am purchasing a peice of property and a modular home that is not new, it is maybe 10 years old. I am doing the whole owner finance/contract for deed deal so I am having to pay 120,000 for the place. I think it is worth less. But hey, that is what bad credit gets you. Anyway he said I would have to buy homeowners insurance and I asked how much and he said 120,000. This home itself without the land especially is not where near worth 120,000!!!! Why would I need that much? And if something happened to home would it be right for insurance company to pay 120,000 for a 10 year old modular home. May be even a little older for all I know but it is not 120,000!!!! What is the minumum that I should get? I don’t have much money and never had homeowner’s insurance.
It is not being loaned on by a bank. The owner is financing it to us.
Waiting to repair our credit really is not an option because we live in a 2 bedroom mobile home with a 4, 3, and 1 year old. We live in the ghetto of a small town in a trailer park. I have to get out of here NOW!!!! It is not safe.

My husband and I bought a manufactured home back in 2001. Unfortunately, we were very inexperienced and did not understand that having money down at closing was so important. At the time, we also had bad credit, but the dealer was determined to sign us. We ended up buying down 7 points and rolling it into the cost of the loan along with the other closing costs in order to lower our interest rate into something we could afford. It was lowered from 12.5% to 10.75%. We have always made timely payments for the last 6 years, but would like to refinance to get the incredibly high interest rate down. Our current lender says that 10.75% is their lowest rate, and our credit union won't finance due to the negative equity. The house is appraised at ,000 and we still owe ,000 on the loan. I've heard that there are loans available for 125% of a home's value, but not if it's manufactured. Does anyone know of any alternatives or have any useful suggestions to help us?
Also, just to clarify, the house is attached to a permanent foundation on a piece of land that my husband and I own.
