I was recently working with a mortgage broker to refinance my current mortgage. Everything was fine.. credit score, income, equity etc. The broker was very careful to check into everything prior to ordering an appraisal, a fee I was required to pay up front (0). The appraiser came, did his job. I get a call from the broker today, and although we have not yet recieved the completed apraisal, she informs me that she has some bad news. Since my home is a manufactured home (on a permanent foundation and considered real property), she now tells me that the wholesale lenders she goes through do not loan on this type of home. She appologized, said she should have asked me this, knowing that there are many homes of this sort in my area. I asked about what happens with the appraisal fee.. It’s my feeling that the brokerage should pay this fee and refund the money to me since this was not my fault. I could understand if my loan was denied after going to underwriting for some reason, but this was an oversight on her part… What should I do?? Thank you!

I own land, with a tax value of 35k. I cash purchased a single wide manufactured home, and installed a septic.
I’ve been renting for 5 years and doing this slowly. Recently was laid off and my new job has my income drastically lowered. So now I need to get this single wide set up on a permanent foundation and have a well drilled, so I will have permanent housing. I’m out of cash to do this myself.
What type of loan should I apply for ? I have searched a rural development loan, but it states I must be unable to secure financing from another lender. I have yet to apply anywhere else because I’m unsure what loan to apply for. I don’t want to apply for multiple loans and lower my credit score.
I have budgeted to finance between 15-20k
My credit history is 3 years old, with a car loan paid, revolving new car loan and a credit card.
My new job is in the same field, which I’ve been in for 7 years. I have been on this new job for 3 months. I was laid off for 3 months before finding this new job.

We have a problem. A 10 acre piece of land with lots of improvements that is selling for 5K, with a small 1100 sq ft manufactured home on it.
The manufactured home limits us to a loan of 7K (about 0 cash out after costs). We only have about 0K for a down-payment.
PROBLEM 1: The manufactured loan rates are very high and seller wont pay them down.
PROBLEM 2: The property will appraise low now at about 0K max.
PROBLEM 3: The loan limits us to how much we can pay and the owner wants to carry the balance above the appraised value at a high rate.
PROBLEM 4: Seller wont come down on his price, pay down loans or be flexible.
Any ideas (besides finding another place)? When will the new loan limits on manufactured homes go up? I understand it is soon? Will the rates be lower on them or about the same as now – a half point or so higher? We have 00 mo income and credit score of 780.

We want to buy this property because it has fabulous horse set up. New barn, fences, irrigation systems, pond, arena and huge septic and well. Manufactured home will be eventually torn down to build a new home for us.

There is alot of information sorry I couldn’t cut it short. I am applying for a loan for a mobile home (manufactured) and it’s a foreclosure that has been on the market 80 days for K. No bankruptcy or foreclosure in the past, in fact it’s a first time thing. Ok credit score is 585, 637, and 617 well they pick the middle one so it’s 617. Gross monthly income of 00 and monthly debt of 0. Well we were not accepted from caldwell banker b/c the only thing posititve on the report is one credit card which was opened in October and it’s a 00 limit with only 0 spent. On the credit report there is 67 in debt. Is there any way we are eligible for this loan? We can do 00 down and can show proof of everything! There are so many people out there that get this sort of thing, people worse off than us financially and it is possible…….I am in desperate need of some assistance. Paying 00-00 a month is in our budget. Anyone please help! Thanks so much!

I know it can be tricky obtaining a mortgage on a Manufactured Home but I didn’t think it was this tough!! I have found a 3 acre property with an attached mobile on it that I would like to buy. The problem is the only lender I have found is requiring a min 20% down payment. I would prefer to put down about 10 – 15% and use the remaining money to purchase points as my credit score is approx. 625. I do have a co-signer so approval should not be an issue but I am curious to see if anyone has any other suggestions that may be better. Thanks!!
Oh.. also I am worried about shopping around for financing due to the multiple hits negatively affecting my FICO… how can I avoid this??

I always have a fear of buying a manufactured home vs a stick built. I’m a first time homebuyer and really rather own than rent. I looked at various real estate agencies that sell stick built and manufactured homes. A stick built that falls within my range are 2 bedrooms 1 bath and are built in 1909-1920, while a manufactured home has 4 bedrooms 2 bathrooms and is 30K less than a stick built home and is built around 1998. I’m not planning to stay in the city more than 2 years until I’m finished with college, I have a very good credit score and manage my finances very well. I have a lot of reservations about purchasing a manu home because I fear that there must be something wrong with a manufactured home because the price is so cheap Can anyone give me insight on this? Is buying a manufactured home a horrible idea for a first time homebuyer?

I have a credit score of 567 because of late payments and charge-off’s from 3 credit cards. I’m looking for between 00.00-00.00. It cannot be a home loan because my home is a mobile home and I do not want to refinance it because I’m going to be listing it for sale very soon. Any suggestions on where I could get a "bad credit" personal loan? I live in West Chester, Pa if that helps any.

My husband is a Marine & we are being relocated. We decided to buy a manufactured home..(cheaper) I got our credit score & they are horrible.(596, 592, 643) Which I don’t understand because we pay EVERYTHING on time. But we have a lot of debt & cards are close to limits. Will selling our home improve our credit by reducing our DTI ratio? I am one of those who assumed(incorrectly) that paying on time was enough. No collections, No bankruptcy, etc. On a side note, financing a manufactured home is next to impossible unless you have EXCELLENT credit.
We can afford our payments…which is why none are late. We pay super low taxes here, and where we are moving to buy the same house our payment would be higher. I don’t want the same size/condition house for a HIGHER payment, who would?

Last year I bought a mobile home (already owned the land) on a 10 year fixed rate loan at 11.255% interest. I have an opportunity to refinance at 4.755% interest. But the loan is a conventional fixed rate that most be refinanced in three years at whatever the rate is then. It sounds like an ARM, but he says it isn’t. I know the interest is good, but I am concerned about the type of loan. Thanks all

I found a buyer for my mobile home, & found a new home supposed to close on the 27th. Well the buyers financing fell through because they want to have the mobile home moved to their land, & the lender will not allow this. The buyer has asked me to help find financing, & so far not soo good. They’re credit score is about 587, & they want to have it moved to their own land, with out having to have it put on slab. I would have moved it then sold it, only I just found out my financing will not allow me to move it frm the mobile home park until it is paid. Did not know this. Because of the lot rent being so high, & the interest rate Im paying is high so no one will lease it. So now I feel Im stuck. Does anyone know anyone who will finance and let it be moved with a low credit score. Or is there a way for me to refinance it at a lower interest rate and rent it out and still purchase my new home???? In order 4 my finance to go through on my house, the mh must be sold or contracted for lease.

My credit score is in the low 600s, less than 620. My husbands is in the 500s. Both score are the results of ex’s, and we have been working to bring them up for a while now. We would like to purchase a manufactured home around April 2008. We have 1 acre of land that we own free and clear and about a 15% downpayment on a ,000 home. Does anyone know what our chances are of getting a loan? If we cannot get one qwith that criteria, does anyone know how much more down we would need or what our minimum score would have to be? My husband and I have a credit score of 599, both have same score so we are choosing owner financing. We found a cute property for 95,000 but it is a manufactured home. Owner wants to finance but when we speak with him he says that the note is at 12% interest rate. and the note is not transferrable. He wants us to move in feb 1st and give a 10,000 down pmt and 1000.00 for the first payment. He is then going to try and refinance for us and give us a lower monthly pmt. But then not having the note and also saying he can't have our name on the insurance. He has printed some forms from the internet to sign to act as a contract but this feels so uncomfortable but I really love the home. He is willing to sell but with our credit score I don't know who will finance a manufactured home for us. Know anyone who will finance or what should we do cause I really love this home.

Just added another manufactured home on permanent foundation,1600 s.f., year 2000, to our 10 acre property. We can split the lot into two 5 acre lots, so each house is on 5 acres. Property values are increasing 10-15%/year in this area, even in this market. We have a 6% mortgage, 2 years old, and a 13% second mortgage for about 000. We have about ,000 in consumer debt, credit score in low 600's. Should we try to use the value in our property to relieve us of the high interest consumer credit? Would we be better off, considering our mediocre creit score?

There is a home in PA that I like very much (on 10 acres of land). I just found out that it's modular. I was told that FHA does not finance modular homes(I was hoping to get the 3-5% down; the home & land asking price is 000). Do you know of any places that could make this happen? Credit score is low 600s and wife & I make 80k a year.
