My wife and I have existing debt (Some credit card, auto loan -mostly paid off w/ equity-, and student loans). Can we get a first time home loan with 0 down, and consolidate our debt into that loan? All together comes to about ,000

I am a veteran and am qualified for a VA loan more than likely
We have decent/good credit.

Also we are looking at a manufactured home with land combo valued at 0,000 … In a growing town in Washington state.

We make aprox ,200 together a month.
What if it appraises at higher?
So how is it determined how much it is that you get in your loan?

I have a credit score of 567 because of late payments and charge-off’s from 3 credit cards. I’m looking for between 00.00-00.00. It cannot be a home loan because my home is a mobile home and I do not want to refinance it because I’m going to be listing it for sale very soon. Any suggestions on where I could get a "bad credit" personal loan? I live in West Chester, Pa if that helps any.

By home loan I mean a home loan and not a personal property loan like on a trailer home/manufactured home in a trailer court. I qualified for a home loan and I want to keep it cheap, so I want to purchase a piece of land and a manufactured home. Wil this work as a home loan if its on private land?
Wow, there is quite the array of scams out there! Why would anyone take out a loan from the internet without talking to someone face to face?

I'm a little confused interpreting what they are saying. Here's their response:

Yes, you can use your VA benefit to refinance your existing home into (or back into) a VA loan.

"In most cases, the loan may not exceed 90 percent of the reasonable value of the property as determined by an appraisal, plus the funding fee, if required. The maximum VA guaranty is ,000, which covers a loan up to 4,000. For loans amounts above 4,000, most lenders will want additional security, such as equity in the home, along with the VA guaranty. Each lender has their own policies, so you should talk to a VA-approved lender regarding your specific situation. The loan may include funds for any purpose that is acceptable to the lender, plus closing costs, including a reasonable number of discount points. A veteran must have available home loan entitlement. An existing loan on a manufactured home (except as noted below) may not be refinanced with a VA guaranteed loan."
Is the K what they will guarantee above the loan amount or is K what they will guarantee on the loan?
