We own a 1997 Double wide mobile home, we have been having some problems over the years with it…never knew why though. Til this year things have not been bad. But things got bad very bad, In mine and my parents bathroom their is alot of Black mold, The living room window unit which is huge 3 section window is falling out some, and We had talked to our finance and insurance company..(green Tree) They sent out a person who stated it was manufacturer default, Their were supposed to be Flashing in different places. The guy took pics, we were told we could get a copy and know we cant. Also found some papers it says we stop paying the finance we will be foreclosed on. But Are house is really not safe to live in No more, my dad has VA disability and can not work cause of his MS. so we dont have enough to pay on the finance and to pay for an apt. I really need some suggestions or to know if theirs a way legally to go about not paying are morgarge since are manufactured home is no longer a choice for us. Also trying to get a lawyer…not entirely sure though if this would be a liability suit or what. I live in NH and need all advice.

The adjuster came out and said State Farm would decide on a repair figure on the home and contents, then apply applicable depreciation and cut them a check. There is a loan against the property. I don’t believe my parents will have enough to properly repair the home since the State Farm adjuster is representing the interests of the insurance company. Are we entitled to have independent adjusters come in for other assessments? One of these independents came in behind State Farm and told us he could get us a better deal with commissions being paid by State Farm on the dwelling, and my family from the contents portion of the settlement. He showed ID that he was licensed by the CA Dept of Insurance. I am the most concerned about the dwelling because if they total it, my parents won’t get enough to replace it. They needed to sell them home this July because of a decrease in income. The claim now needs to be disclosed to a buyer. We want a new manufactured home instead of repair.

My husband and I are getting a manufactured home. I called an insurance agent to get a quote and they asked me if we needed to insure the purchase price of the house or the total loan. I have no idea. We borrowed money for the house, basement, septic, well, running electricity and excavation. Should we be insured for the total loan or just the house?

I am a single mother of 2 and work 2 jobs but no matter how hard I work I still cant meet all the bills after car payments, insurance, food, daycare, utilities, etc. My fathers name is on this as a cosigner and I can rent a place bigger than my home for almost half of what I pay for my mortgage so this is why I am asking. My ex-husband (who also doesnt pay child support and the state isnt doing anything about it) ruined my credit so refinancing is not an option for me either (plus the fact that I owe WAY much more than it is worth). So, is forfieting it better for me? Will it ruin my fathers credit too right? What would you do in my situation? Thank you so much in advance!

When my hubby and i bought our car, the car dealer found a bank to finance us. is buying a home the same way? Or do we have to hire someone else to help find someone to finance us? Its a manufactured home were talking about getting. And can the land and home be financed together? another question is, do you always have to put a down payment down? we didnt on the car.
Were young (18 &19) but we have good credit, our own appartment, own car(newly financed 2007 model), and a capitolone credit card. We have good jobs and have been working full time since 16. I didnt want an extravagent home, just one 20,000-40,000$. its going to be a starter home so I dont want to spend too much. Ive been looking at Actual homes to but cant seem to find any i like.
No we shopped around for the car. shopped for a few months actually. I thought we got a good deal. apr-8%. monthly payments 426 but thats including gap insurance and financed for 5 years only.

I am purchasing a peice of property and a modular home that is not new, it is maybe 10 years old. I am doing the whole owner finance/contract for deed deal so I am having to pay 120,000 for the place. I think it is worth less. But hey, that is what bad credit gets you. Anyway he said I would have to buy homeowners insurance and I asked how much and he said 120,000. This home itself without the land especially is not where near worth 120,000!!!! Why would I need that much? And if something happened to home would it be right for insurance company to pay 120,000 for a 10 year old modular home. May be even a little older for all I know but it is not 120,000!!!! What is the minumum that I should get? I don’t have much money and never had homeowner’s insurance.
It is not being loaned on by a bank. The owner is financing it to us.
Waiting to repair our credit really is not an option because we live in a 2 bedroom mobile home with a 4, 3, and 1 year old. We live in the ghetto of a small town in a trailer park. I have to get out of here NOW!!!! It is not safe.

My husband and I have a credit score of 599, both have same score so we are choosing owner financing. We found a cute property for 95,000 but it is a manufactured home. Owner wants to finance but when we speak with him he says that the note is at 12% interest rate. and the note is not transferrable. He wants us to move in feb 1st and give a 10,000 down pmt and 1000.00 for the first payment. He is then going to try and refinance for us and give us a lower monthly pmt. But then not having the note and also saying he can't have our name on the insurance. He has printed some forms from the internet to sign to act as a contract but this feels so uncomfortable but I really love the home. He is willing to sell but with our credit score I don't know who will finance a manufactured home for us. Know anyone who will finance or what should we do cause I really love this home.
Please someone help.

I am considering buying a modular home in Missouri. I know there are extra costs besides the home…was wanting to know where to go for a loan, how much I need down, what is needed (like home insurance and how much that costs)…Any information would be great because my boyfriend and I are very young and first time buyers…so we need a good starting point. We are going to the dealer, but would like to know about financing options.

I financed a home, with a Modular home dealer, in the process of finishing the home the dealer's finisher replaced a leaking water valve. overnight the valve blew off flooding the whole house.
next the dealer had a restoration company out drying floors and tearing out tile (vct) after the dry out they wer told to replaced the under belly with all new insulation and hard board. they did there job. then the dealer sends out there tile man, Now i get informed that all this is being claimed in my name with the insurance company, Now all the checks came to me and in and the finace company name. The money that came in was way over the cost of the repair. The restoration company had gave me a copy of the bill I was told to sign these checks and send them on to the finace company, or else they would try and take my land and forclose on me. Now this is all way before I had even signed the Note .
how do I find out where the rest of the Money went.
It defently was not applied to my Morgage

Do additions (structural and attached) eventually change the classification of a manufactured home for refinancing and insurance purposes? At what point does this happen? Our house is no longer what I would consider mobile at all! lol
We are in a very rural setting and the building has been done to code although no inspections were required. The home is a 2003 model. The addition does have foooters and a foundation.
