When I first bought the property it seemed like a great idea , it was different back then when I bought it(11 years). We’ve tried multiple times to refinance our property but was rejected, sometimes we would get letters claiming that they would try to "Help us" but everytime we’ve called to discuss our situation , it all ends in the same outcome , we don’t qualify. My wife filed bankrupsy years ago , and it has just been getting worse and harder to keep up with the bills. I’m retired(used to build houses,landscaping etc) and its hard to find a job , my wife is the only one who works(Manager at crackerbarrel) and my kids have jobs too. It is really killing us , our morgage is 700 a month and the property was priced at 65K when I first made the down payment 11 years ago , it included 10 acres a mobile home and a modular home. Were going to end up losing our property if we don’t find any alternatives to refinance or get out of our predicament. I can’t even get my teeth fixed because of it I’ve been sick for years because I was thinking of the children and our situation(I have had many pulled). I’ve looked at sites with homes for sale and it just makes me sick comparing the interest rate of properties(100k house with lower interest rates than ours) and I don’t understand why we can’t refinance our property. All the letters they’ve sent us stating that they could help us is just a saftey measure to cover they’re backs and it just ticks me off. Can you please tell me of any alternative companies to finance with or any way to get out of our situation. I would most appreciate all the help I can recieve. Thank you.

Own a silvercrest manufactured home and i have a personal loan that was taken to court in which is now court fees plus loan ,000.00. I am court order to pay. I have no job. “Companies located in New York, Pennsylvania, and elsewhere across the United States are fully capable of manufacturing the range of clean-energy components, and U.S. wind farms and other clean-energy projects financed with stimulus money should be buying American-built parts,” the letter reads.

The letter comes on the heels of a report by the Investigative Reporting Workshop and ABC News, which found that eight of every spent on wind energy projects through the stimulus package went to a foreign company. Total recovery funds spent on wind energy projects total nearly billion.
The report estimates stimulus funding for wind projects have created roughly 6,000 manufacturing jobs overseas and just hundreds in America. Thus far, the Recovery Act has paid to create 1,807 wind turbines to fuel American homes, businesses, schools and other buildings. Just 588 of those were manufactured domestically, according to the report.
At a press conference Wednesday, the Senators pointed to a specific wind farm project in West Texas that is seeking an award of 0 million in stimulus funds for a .5 billion project. According to Schumer, the Texas project would create around 3,000 Chinese jobs and just 300 American jobs.
"The goal of the stimulus is to strengthen the American Economy, and that means creating jobs here in the U.S. not in China," he said.

I mean think about it. The credit bubble caused a huge increase in home loans, car loans, credit card applicants, all that fun stuff. Well where there is consumption there is manufacturing. The recession hits, which happens on average every ten years. No one is buying, manufacturing is gone. Then top it off with mass job exports and bankers being laid off because of credit freeze.

I want to move now. Found the house we want to buy, looking into the financing. One problem – can’t get rid of the place we’re in now and park prohibits sub-letting…also I refuse to put one more cent into this money pit as the loan is upside down…
Is it illegal to foreclose on a mortgage when you still have a job, (no financial crisis), simply because it won’t sell and it is appraised / assessed for less than owed to the mortage company?
What I want to do is get into the new place, then come back to the old place and gut every upgrade I put into it to use in my new home (I put k into the manufactured home 5 years ago). I figured it is mine to do so – but with the intent to stop paying the rent / mortgage once out… Could you have criminal charges pressed against you by your old lender for intent to foreclose? Is this like racking up the credit card before filing bankruptcy? I know that that is illegal – is this the same??
If yes. Then what options do I have? I do not want to live in this park community anymore..

Here’s the deal. I have found another house I want to buy. This one I have now won’t sell and is not worth what I owe. Now, I would not consider foreclosing until AFTER I got into the new mortgage and then drop off the old one a couple months later (that is if the old place doesn’t sell).
Is that illegal?

I was recently working with a mortgage broker to refinance my current mortgage. Everything was fine.. credit score, income, equity etc. The broker was very careful to check into everything prior to ordering an appraisal, a fee I was required to pay up front (0). The appraiser came, did his job. I get a call from the broker today, and although we have not yet recieved the completed apraisal, she informs me that she has some bad news. Since my home is a manufactured home (on a permanent foundation and considered real property), she now tells me that the wholesale lenders she goes through do not loan on this type of home. She appologized, said she should have asked me this, knowing that there are many homes of this sort in my area. I asked about what happens with the appraisal fee.. It’s my feeling that the brokerage should pay this fee and refund the money to me since this was not my fault. I could understand if my loan was denied after going to underwriting for some reason, but this was an oversight on her part… What should I do?? Thank you!

I have a FHA refinanced (deed of trust) mortgage on a manufactured home in California, Due to cutbacks at my job I am not able to make the payments anymore. Can anyone tell me how to find out if my loan is non-judicial? Meaning how do I know for sure that the bank will not come after me if they are not able to recoup get the money owed on my loan.
What steps should I take to ensure I will not have to pay anything.

Okay we have a mobile home. We owe ,000 on it after nine years. No missed payments. We have a 2004 Kia spectra. We owe ,000 on it. We have a 2004 Trailblazer and we owe ,000 on it. We have no credit cards and no one will refinance ANY of what we have.

I want to move but obviously our house won’t sell for what we owe. We can’t get rid of the Kia because again its worth less than what we owe.

My husband works full time and has a great job. But overtime has been cut. So we really have no extra money. I homeschool our oldest and we have a one year old as well. I have no experience and no way to get any unless I pay for childcare. Which would defeat the purpose of having a job.

Is bankruptcy our only option? Please only serious answers. We are at a total loss. We are in our early 30’s and just want to actually start living and have a home. Not live in a trailer park raising our kids.
Wow thank you so much Ray and Percy! Well let me add more details. My husband makes about ,000-,000 a year. Depends on the year. He has had his overtime cut but still works like a dog. So he won’t be able to get another job.

As for things for me to do. I do buy and sell items on Craigslist as often as possible. Always making a profit. But having the spare cash for me to buy something that I’m not sure when I can sell doesn’t work so well.

We have two cars because he works and I stay home with the kids. I have the large car so we can all fit and go places together. We can’t get rid of it because we don’t fit in a ‘car’ and he wants something decent so it won’t break down on me. He is driving the Kia because it is better on gas mileage and we can’t get rid of it because no one will buy it. No one will buy either one since we owe more than they are worth.

As for cutting our expenses. We have no extra items to really speak of. I have a cell phone but we have no land line. I pay a flat rate and it is cheaper than a land line would be. We use cloth diapers so there is no expense there. I pay 0-0 a week on food for all four of us. The baby eats like an adult so there is no baby food to buy. All the clothes we get are from Goodwill or Craigslist. I never buy things that I can’t resell for more. Even our laundry soap is less than .03 a load. I use soap nuts. Super cheap and work well. So we are NOT living a ‘grand’ life so to speak. Its not like I am out spending money hand over fist. I am doing the very best I can to keep our expenses as low as possible.

Insurance-5
Electric- 0 (and yes I turn everything off and air is set to 80 degress)

Cable and internet
Storage (no choice)
Then you have food and gas and other items. Does that help any?
Thank you for your kind words! I may take on children to babysit, the only problem is that I home school my oldest. (That also cuts bills for clothes and other items). We own 1.25 acres of land that is paid for. I have a not so good credit history that im trying to fix and my fiancee (not married yet) is building her credit and has a great payment history with a couple of accounts. We also make about 000/year between the two of us. I have been at my job for almost 5 years. We have about 0 in debt. which isnt much. We want to use the land as a down payment. Do you think it is possible to get this place financed? We can pay as much as 0/month for a mortgage. If it isnt possible what should we do to make it possible?
Does anyone know of good mortgage companies I should deal with?

I’m currently renting but once my apartment lease is up, I’d like to buy a manufactured home, but with the economy the way it is, I’m worried that will affect me negatively. I do have good credit, but only being 19 years old, there isn’t very much of it. So, what are my chances of getting approved for a mortgage? Also, if anyone knows, about how much do manufactured homes run for (2 or 3 bedroom, 2 bath)?

I’ve had my job for a year and a half, and I’ve been working since I was 16. What both of you don’t understand is buying a house, lot and all, right now is NOT an option for me – but I’m sick of renting apartments, especially with how expensive they are. I know manufactured homes are cheap (I want new – not used) and I’m well aware that mobile home parks rent the lot – and guess what. The lot rent is A LOT less than half the amount I pay for rent at an apartment. I know someone who is paying for a manufactured home and renting the lot for it – and both payments combined is a good 300 dollars less then my rent.

Almost 2 years ago my inlaws had to go thru bankruptcy and lost their home. My husband and I took our entire savings and purchased the property adjacent to our home and then had a modular moved onto the property which is financed in our name. The problem is since then, my father in law lost his job and refuses to get another one unless "it pays what he needs". So needless to say they are alwyas late with the payment and we have had to make it several times ourselves. They are now making us out to be the bad guys because we have suggested that it may have to be put up for sale. We cannot continue to make 2 house payments. We have 3 kids and bills of our own. My mother in law speaks ill of us and when we try and talk to them about it she claims we are making her sugar go up or because of us adding stress to her life are going to cause he to get cancer. UUGGHH, I am lost as what to do???? Anyone have any answers?
I need to add that both my husband and I work. And my husband is less understanding of this situation than I am.

I financed a home, with a Modular home dealer, in the process of finishing the home the dealer's finisher replaced a leaking water valve. overnight the valve blew off flooding the whole house.
next the dealer had a restoration company out drying floors and tearing out tile (vct) after the dry out they wer told to replaced the under belly with all new insulation and hard board. they did there job. then the dealer sends out there tile man, Now i get informed that all this is being claimed in my name with the insurance company, Now all the checks came to me and in and the finace company name. The money that came in was way over the cost of the repair. The restoration company had gave me a copy of the bill I was told to sign these checks and send them on to the finace company, or else they would try and take my land and forclose on me. Now this is all way before I had even signed the Note .
how do I find out where the rest of the Money went.
It defently was not applied to my Morgage
