I want to know if I can have a chance of getting a home loan. I have only a little bit of credit. I’ve been working on raising it for 7 months. This will be the first house I have ever tried to buy myself. I have ,000.00 saved for a down payment. I want to buy a home from Clayton Homes which sells manufactured/mobile homes. Would have a chance to get a loan of at least 0,000.00? I have a good job and I’ve been working for 7 months. I live in Alabama.

we are thinking about buying a mobile or manufactured home through hud home loans if thats possible. What kind of things do HUD look for when it comes to people buying mobile homes through their loan programs. I know it must be anchored to the ground and have a secure permanent foundation but I don’t really know anything else? Does anyone know what qualifications a mobile home must meet in order to be approved for a loan to buy?
Will they even consider giving us a loan for a mobile home with acreage ?
I am a first time buyer, will this prove to be difficult for me?

I live in Charlotte and my home is in good condition. My mortgage company (Chase) will no longer refinance Mobile homes even though they currently have my loan. They say they are unable to refinance because "they just don’t do it anymore". They were unable to give me a company name to try and refinance and the companies I have contacted myself wont do it with land. That makes no since to me at all. My property/home are considered "real property". I could really use some help on this. Thank you for taking the time to read this

I am interested in purchasing manufactured homes (mobile homes) on loans, and create a mobile home park. How do I go about it? Where can I buy the houses at factory prices? What permits, licenses do I need? What kind of loans should I get? What is the minimum down payment required? I want to start with five, then use the profits to purchase more mobile homes. Must be in Ohio for the time being. With more money, I will consider other states. Another option I have thought of is apartment houses from Ritz-Craft. Advices given would be appreciated. Landlords or owners of apartments and rentals only. No people thinking they know what they are talking about, please.
And I do not want to live on the same property among the tenants.

I have heard SO many different answers to this question. Some say yes and then some say no, I feel like a realtor with all the info I have learned about the real estate market but I still can’t seem to resolve this question. I have the website to the USDA but I’m still confused. A little info….I am looking to put a bid on a 1997 double wide on 3.3 acres of land. It qualifies for USDA due to the area but I dunno if mobile homes do. PLEASE HELP me solve this question ONCE AND FOR ALL!! Thanks!

This may be a stupid question but here goes. I have family who own 7 acres of land with two mobile homes sitting on it. They owe about 50,000 on everything. They have really good credit, can they refinance and borrow extra to have a home build on that property? Cost to build would be around 70-80,000.

options are available for us? We don’t have a down payment (we might could come up w/ 00 before closing). We didn’t think we’d find the property so soon….and it’s too good to pass up. Our offer has already been accepted on the property.
We need to finance more money than the cost of the land, to pay for expenses such as setting it up on a permanent foundation, clearing the land, new (log) siding, installing the septic, etc.
Most land loan places will only do 15 or 20 yr. financing. We need 30yr. to get the payments low enough. We only owe 18yrs. left on the home (it is a 2004 model) and would really like NOT to have to refinance it. If we had to refinance the whole thing to make this work we would. Most places also do not want to deal with mobile homes because of the stigma and stereotypes placed on them. We are not rednecks….we both have good paying jobs. Our house does not look like a mobile home on the inside and once we put log siding on the outside, it will look better than any other stick built home around the block.
I don’t think I left anything out. What would our options be? How do we get past this stereotype?
added…we bought the home new in 2004. It was refinanced 2 years ago and is now on a 20 yr. mortgage. Right now, the house is on my husband’s parent’s property. We obviously want our own property. We could afford a 200,000 house somewhere, but we are pretty much stuck with the house being that we don’t own the land and would lose money if we sold just the house off of the property. It’s a great house though, so we’d love to just move it to the great property and be done with it. Easier said than done!

We were looking for a little info on this and are having trouble finding some of it.
- Safety of the homes?
- Do they handle interest & length of loan as they do trailers? (With trailers/mobile homes they increase your interest rate and must shorten the length of the loan) or are they handled as typical home loans (30 yr 6-7 etc % interest)??
- Pro’s and Con’s in general.
I guess this could be extra helpful if you or someone close to you has or does own one and has come across positives or negatives since they’ve lived there. Any info will help! Thanks!

Mobile home financing is sometimes very hard to find, some buyers have less than perfect credit, (640 and under). Looking for "financing for mobile homes" single wide and double wide already on land. Some homes listed are manufactured double wide homes with permanant foundation, others are single wide mobile on land. These were previously occupied homes and some are in need of repair. I would like to find more options for the buyer with less than perfect credit, (640 and under). I have talked with a few companies and this seems hard to find in TN. Does anyone have suggestions? Realtors or Finance companies please reply!

My husband and I bought a manufactured home 4 years ago. The home is on a foundation, but of course the home is still movable. We want to keep the land that the home is currently on but have the home moved to another lot. After talking to a loan officer at the bank we have our mortgage through we had started making plans to build a home on the lot that the home is still on. The loan officer indicated all we need to do was refinance the home onto the other lot to release the lean on the property that the home is currently on. However, after finding a buyer for the home(once it was moved) ,finding a contractor to build our new home, buying blue prints, getting approved for the construction loan, and having all the people needed to move the manufactured home and pour footers and build the block ready to go, the same loan officer who told us all we had to do was refinance said oops she was wrong the mortgage has to be paid in full before the home can be moved. We are devastated and are still trying to make this happen. If a bank would let someone finance the home and lot based on what the home would appraise for after it is moved and set up, we could pay off the mortgage. The problem is I cant find any bank who is financing mobile homes . If anyone has any suggestions or ideas on how this could possibly work. I would very much appreciate any help.
I dont want to build on the other lot. I live next door to my grandmother and I want and need to be close to her. Also we purchased the other lot with the sole purpose of moving the home on it. I wouldnt want to build there. Also I have all the money needed to move the home and build the foundation (8000$) and we would pay for that not the buyer!!

We've been living her for 4 years now. Always made our payments on time. The mortgage company we have doesn't refinance mobile homes. We've looked into other companies, but unless you have brick underpinning they won't do anything for you. I've tried selling this place but no real estate agent will talk to me because it's so hard to sell a mobile home. When we bought this place, the company said we could always refinance in a few years to get a lower payment. They weren't willing to do brick underpinning because it wasn't within the loan amount, and we got the least expensive home on there lot. I admit we had bad credit at the time, but our credit has improved considerable since buying this home. We have 3 kids and one on the way and it's only a 3 bedroom home. I want to add on to this home or find a home that we can afford and is bigger. What do you suggest?

The homes are on a lot in the Berkshires it seems every lending place we have gone to or got in touch with online say the same thing we don't lend on mobile homes, we don't understand we had it appraised it comes out to be worth alot so why won't anyone finace it. Confused in Mass.

I have 4 children that would like to keep their own bedrooms after years of having to share. I own 1.5 acres of land and a double wide mobile home. I want out of my mobile home. I have been seriously looking at log cabins & modular homes. I would put them on a slab on my property. After weeks of internets searches, I found a modular home that I am very interested in–the Cinci Cape by Palm Harbor. Anyone have any input on modulars or Palm Harbor?
How well made are they?
Do they retain their value?
Does thair value increase like a traditional "stick" home?
How do they compair in cost? Are they really substantially cheaper?
What should I look for?
If I decide against the modular home, what input do you have on log cabins?
Are they a realistic option in southern LA?
Are they energy efficient?
Do they settle and become unlevel?
Ideas people?
I cant afford to build traditionally, but I do not want to live in a mobile home any longer.
There is a substantial difference between mobile homes and modular homes–the differance starts with the ground up… mobile homes are on metal frames and are raised–modular homes are built like "stick" homes and can go on foundations/slabs.
Also, I am not renting. I own the land outright and have a mortgage on my mobile home. And, surprisingly, the value of the two has almost doubled since I bought them 7 years ago.

It appears that lenders do not refinance mobile homes that you dont live in. I own the mobilke that my son lives in. He pays the morgage.
