The bank said they couldn’t refinance home but would try and help me find someone who would. I thought it was a modular home but they’re say it’s a manufactured home. It’s really big. The place I bought it from went out of business. How can I find out which home it really is? I need a lower payment or may loose home. Please tell me an honest place to start.

When I first bought the property it seemed like a great idea , it was different back then when I bought it(11 years). We’ve tried multiple times to refinance our property but was rejected, sometimes we would get letters claiming that they would try to "Help us" but everytime we’ve called to discuss our situation , it all ends in the same outcome , we don’t qualify. My wife filed bankrupsy years ago , and it has just been getting worse and harder to keep up with the bills. I’m retired(used to build houses, landscaping etc) and its hard to find a job , my wife is the only one who works(Manager at crackerbarrel) and my kids have jobs too. It is really killing us , our morgage is 700 a month and the property was priced at 65K when I first made the down payment 11 years ago , it included 10 acres a mobile home and a modular home. Were going to end up losing our property if we don’t find any alternatives to refinance or get out of our predicament. I can’t even get my teeth fixed because of it I’ve been sick for years because I was thinking of the children and our situation(I have had many pulled). I’ve looked at sites with homes for sale and it just makes me sick comparing the interest rate of properties(100k house with lower interest rates than ours) and I don’t understand why we can’t refinance our property. All the letters they’ve sent us stating that they could help us is just a saftey measure to cover they’re backs and it just ticks me off. Can you please tell me of any alternative companies to finance with or any way to get out of our situation. I would most appreciate all the help I can recieve. Thank you.

We are considering buying a modular home (not a trailer/manufactured home) and putting it on a foundation. We want something that doesn’t have that rectangle, shoe box look to it, around 1,800 sq ft, 3 bedrooms 2 baths. We want wood laminate floor throughout and to be able to upgrade things like light fixtures, hardware and cabinets. Possibly do a log exterior, metal roof and big porch. Can anyone provide links to pre-fab dealers in Oregon/Washington/Idaho? They’d need to be able to deliver to the Portland OR area. I’ve been pretty discouraged because a lot of the dealers don’t list prices, show actual photos of models or they expect you to come tour their lot which typically is nowhere near where I live.

My mom has been in the process of buying a Modular home since December. She decided to put a manufactured home on her land. She entered a legal contract with the dealers that had a closing date of June 2010. Her loan was approved, but the place continued to put off closing. SO, she called the loan officer. He said that the problem was that the dealer wasn’t licensed thru the government to receive the government loan she was approved for. The odd thing is this is the loan they use to get people to buy homes from them. So we are starting to wonder how many other people went into contracts with them, and this dealership knew that they were not approved by the government to receive the funds from these rural development loans. Thus, making this place a scam! They have pocketed not only the 0 non refundable deposit, but also my mom’s land!! Which they put into the contract that as soon as the modular home was on the land, the land and the home were both the property of this dealership until closing. Well, I really think that my mom should get a lawyer because this place is a scam! But my question is can she sue for the tax credit she is going to miss over this?
I think we were thinking along the lines of punitive damages, not actually sueing for the "tax credit". Sorry maybe I worded this question wrong. Anyway, thanks for the answers. She’s going to talk to a lawyer~

We recently looked at a manufactured home (mobile home on private land) which is different from a modular home. We paid 300 bucks for the inspection and then the bank decided to tell us we could not get an FHA loan for a manufactured home. Is a modular home covered by FHA loans? We found another home that is awesome, but are unsure if we can get the house or not. I could wait until tomorrow to found out the answer, but I am too impatient LOL. So can I get an FHA loan for a modular home?

and put another home(possibly modular home due to limited income) in it's place. But should I build a two car garage with an apartment on top of it first to have somewhere to stay while the house is being demolished and rebuilt? How long does it take to demolish a house and put a modular home in it's place? And do you have any idea how much all of this will cost? I'll probably have to finance everything, and could probably only afford an 80,000 mortgage. Thanks in advance!

I am purchasing a peice of property and a modular home that is not new, it is maybe 10 years old. I am doing the whole owner finance/contract for deed deal so I am having to pay 120,000 for the place. I think it is worth less. But hey, that is what bad credit gets you. Anyway he said I would have to buy homeowners insurance and I asked how much and he said 120,000. This home itself without the land especially is not where near worth 120,000!!!! Why would I need that much? And if something happened to home would it be right for insurance company to pay 120,000 for a 10 year old modular home. May be even a little older for all I know but it is not 120,000!!!! What is the minumum that I should get? I don’t have much money and never had homeowner’s insurance.
It is not being loaned on by a bank. The owner is financing it to us.
Waiting to repair our credit really is not an option because we live in a 2 bedroom mobile home with a 4, 3, and 1 year old. We live in the ghetto of a small town in a trailer park. I have to get out of here NOW!!!! It is not safe.

we have 3 children. just moved to the area a planned on being long term tenants. I got a notice in February that our landlord didnt really want us to rent anymore cause they wanted to sell the house because they could buy another unless this is sold one.

then all of the sudden they said okay we can stay for 300 more a month. we already pay 1000 so we decided to buy a house instead. not knowing that wed find the one as fast as we did we bid on the home and the offer was accepted.

Also in not knowing finances are going to be tight because of the closing costs and 3.5% down. paying for inspections ect homeowners up front so on so forth. I asked the landlord if shed make some arrangment with us on the last two months of rent since this happened.

She is in a uproar because we dont want to buy this house. so she types me back this smorning say her LAYWER advised them that they can not make an arrangment we have to pay in full. She was always so nice untill we didnt want to buy this house. come to find out it is a modular home and we couldnt get finaced for one of these homes and it is too small! well the reality is is that we can not afford to do both at the same time.

what would you do?

We were looking into buying a home from a company. We had been denied an FHA loan initially with a lender. We decided to look into the option of a modular home because they had a different set of financing.

We were approved easily enough and everything sounds great.

No down payment. (up front)
No closing cost.
But the catch is, we give them the 8,000 dollar house credit we will recieve "as the down payment."

Now, I may be thinking about this all wrong, but with the amount of our loan, the fact that it is FHA (through them) and the closing cost I really don't think all that would add up to 8,000.

When we looked at a similar house, they quoted us at around 3,000 dollars as a down payment for the FHA loan.
Even if our closing costs were 3,000 dollars that still doesn't add up to the 8,000 that they're asking from us in the end..

Is there something I'm over looking in the procedure that makes this a good deal or am I right about my gut instinct that something seems fishy?

Thanks in advance!
What I'm wondering about is if this is actually a reasonable deal? We've never bought a home before so we don't know all the fees and other things that go along with it. For all I know, 8,000 dollars is the right amount to make it happen. I'm just not entirely sure. It would be great b/c we don't have a down payment at the moment, but I'm unsure.

We will be able to put down between 6 to 10 thousand on either property or a house. Our credit scores are both in the low 500's, I have a repossession judgement and some few old small bills but no credit cards. I have nothing that shows good payments.
If we buy property at 30 percent down could we get financed for the remaining 70 percent and how likely would we be able to get financing for the improvements and a modular home or a double wide trailer using the land for the collateral?

My fiancee and I are getting married in September. We have considered starting to build our own home, but then we discovered modular homes. We want about a 1400 square foot home, 2 bedroom, 2 bath, as we are not planning on kids for some time. We found the perfect modular home that meets our standards. I understand that modular homes are often built cheaper. If you have any knowledge, or own a modular home, please tell me how much they cost, what all is involved with the process of buying, building, and moving. And also, how these are financed. Thank you in advance!

I am looking at purchasing a modular home to put on my existing site. The home itself costs approximately 0,000. I am single and only have 2 credit cars which total approximately 00 combined. I did have some financial troubles but I am looking for a 100% finance loan or low cost closing mortgage. I am looking to build because I need to move my 85 year old grandma into my little home and this house with more rooms is necessary.

I have 4 children that would like to keep their own bedrooms after years of having to share. I own 1.5 acres of land and a double wide mobile home. I want out of my mobile home. I have been seriously looking at log cabins & modular homes. I would put them on a slab on my property. After weeks of internets searches, I found a modular home that I am very interested in–the Cinci Cape by Palm Harbor. Anyone have any input on modulars or Palm Harbor?
How well made are they?
Do they retain their value?
Does thair value increase like a traditional "stick" home?
How do they compair in cost? Are they really substantially cheaper?
What should I look for?
If I decide against the modular home, what input do you have on log cabins?
Are they a realistic option in southern LA?
Are they energy efficient?
Do they settle and become unlevel?
Ideas people?
I cant afford to build traditionally, but I do not want to live in a mobile home any longer.
There is a substantial difference between mobile homes and modular homes–the differance starts with the ground up… mobile homes are on metal frames and are raised–modular homes are built like "stick" homes and can go on foundations/slabs.
Also, I am not renting. I own the land outright and have a mortgage on my mobile home. And, surprisingly, the value of the two has almost doubled since I bought them 7 years ago.

We do not want to put a modular home up. We figure if we are going to put a home on the property we want it to last us. There used to be a modular on the land so the basics are already out there. Or should be. We live in Southern NC, what cost will this be, how do we go about finding builders, What are some issues we may not think about. How can you get it financed?

I am considering buying a modular home in Missouri. I know there are extra costs besides the home…was wanting to know where to go for a loan, how much I need down, what is needed (like home insurance and how much that costs)…Any information would be great because my boyfriend and I are very young and first time buyers…so we need a good starting point. We are going to the dealer, but would like to know about financing options.

I have just purchased a log modular home. The walls in the living room are cream colored. One wall has log all along it. It is a light tint. Light is no problem. I want a clean/fresh look but also keeping in the log tradition. Can anyone help, Thanks…

Using either one or more steel shipping containers (40×8x8.5) I'm considering building several houses to rent and/or sell. I'm aware that mobile homes do not appreciate and bankers treat them differently when financing. I am only interested in building houses that appreciate and can be financed just like a modular home (not a mobile home). I would pour a concrete pad with a pressure treated sill and use hurricane tie-downs, install a well and septic, all on a single family lot. Sometimes I would use just one container, sometimes 4 or 5 all connected together. All interior aspects would be built before being delivered to the site. Any clarification on how not to be a mobile home would be appreciated. Many thanks!

I financed a home, with a Modular home dealer, in the process of finishing the home the dealer's finisher replaced a leaking water valve. overnight the valve blew off flooding the whole house.
next the dealer had a restoration company out drying floors and tearing out tile (vct) after the dry out they wer told to replaced the under belly with all new insulation and hard board. they did there job. then the dealer sends out there tile man, Now i get informed that all this is being claimed in my name with the insurance company, Now all the checks came to me and in and the finace company name. The money that came in was way over the cost of the repair. The restoration company had gave me a copy of the bill I was told to sign these checks and send them on to the finace company, or else they would try and take my land and forclose on me. Now this is all way before I had even signed the Note .
how do I find out where the rest of the Money went.
It defently was not applied to my Morgage
