The adjuster came out and said State Farm would decide on a repair figure on the home and contents, then apply applicable depreciation and cut them a check. There is a loan against the property. I don’t believe my parents will have enough to properly repair the home since the State Farm adjuster is representing the interests of the insurance company. Are we entitled to have independent adjusters come in for other assessments? One of these independents came in behind State Farm and told us he could get us a better deal with commissions being paid by State Farm on the dwelling, and my family from the contents portion of the settlement. He showed ID that he was licensed by the CA Dept of Insurance. I am the most concerned about the dwelling because if they total it, my parents won’t get enough to replace it. They needed to sell them home this July because of a decrease in income. The claim now needs to be disclosed to a buyer. We want a new manufactured home instead of repair.

Does anyone know a good source? my husband and i are trying to get this home for us and our two children but so far everywhere we go don’t do Manufactured homes. HELP!!!! we really want a place to call HOME! ((we live with my parents right now and its just getting cramped … were 21 and 23 and both our children were birth control babies so please no rude comments, there gifts from god))

My parents own an older mobile home (1972) in California. They owe about ,000 & their interest rate is at about 11%.

They are unable to refinance to a lower rate because the mobile home is an older mobile home & they technically don’t have a mortgage bc it is considered "Personal Property". It is detached from the land & they rent the land in a mobil home park….so they do not own the land.

Is there a certain type of loan they can get to pay off their current loan? They would like to lower their interest rate & monthly payment.

Any advice?

Several years ago we placed a mobile home on some land that belongs to my parents. The land we are living on is still in their name. We are wanting to do a refinancing of our home and want to know what steps we have to go through to get the land in our name. The land we are talking about is just a portion of their land, not all of it. Do they just deed it to us, do we need our part surveyed? What paperwork is needed? Any guidance will be appreciated.

Ok heres the deal my parents credit isnt the best. They do have bankruptsy on their credit and deleinquit payments on the house. Right now they are up to date besides a couple late fees. My parents tried calling the Lend America that has to do with President Bushs new help the economy BS. Anyways they were going thru the process and a month later the guy calls my parents and tells them that they cant help because they live in a subsidised home ( manufactured home) So my question is does anyone know of a Mortgage company that works with people with less then perfect credit. I really want to help my parents but Im at my ends dont know what else to do. My parents are on an Arm rate right now and everytime the payment goes up its an extra 0 and they cant afford a 00 payment. There company their with now say they cant put it in a fix rate but wont tell them why. Im ready Im not sure what else to put in for information but if anyone can help I would sure appriciate it.
Also we live in michigan and the lend america say that FHA will not finance a Manufacured home. I know some people dont see a difference but its a Manufactured home not Mobil home.

OK my fiance and I bought a little ranch house about 4 years ago. W now want to buy some land near my parents in Pa and put a brand new modular home on it!!! The problem is all these companies keep telling us they cant finance mobile homes, but i've researched it and and ther is a difference between Mobile and modular!!! in fact my sister and her husband bought a beautifull cape modular home about 10 years ago and it is considered a house, Her home even went WAY up in value. im getting very dicouraged!!!! What is the problem???? These modular homes are beautiful it seems stupid to stick build when these new modulars are available. what should i do? Am I getting screwed over by these finance companies or what?
