r.m. is a very beautiful and expense town with great amenties for residents. we want to vacation once a month, then eventually live full time. ,000 1200 sq ft 2 + den, all turn key.
rent to the city for space and all exterior maint is 0.00 per month. this seems like a good deal as i can use the tax write off? all ages park, 40 acres, 200 units, SPACED OUT, not crowded.
is this ok. owner financing. thanks

We have a problem. A 10 acre piece of land with lots of improvements that is selling for 5K, with a small 1100 sq ft manufactured home on it.
The manufactured home limits us to a loan of 7K (about 0 cash out after costs). We only have about 0K for a down-payment.
PROBLEM 1: The manufactured loan rates are very high and seller wont pay them down.
PROBLEM 2: The property will appraise low now at about 0K max.
PROBLEM 3: The loan limits us to how much we can pay and the owner wants to carry the balance above the appraised value at a high rate.
PROBLEM 4: Seller wont come down on his price, pay down loans or be flexible.

Any ideas (besides finding another place)? When will the new loan limits on manufactured homes go up? I understand it is soon? Will the rates be lower on them or about the same as now – a half point or so higher? We have 00 mo income and credit score of 780.

We want to buy this property because it has fabulous horse set up. New barn, fences, irrigation systems, pond, arena and huge septic and well. Manufactured home will be eventually torn down to build a new home for us.

Ok, I’m in the market for a brand new double wide and I’m wondering how much is too much and what is considered too cheap (low quality). I know it varies by options, size, etc. but I’m looking for a sampling of what people actually have been paying so that I know I’m not getting ripped off. I’m looking for people to answer that have bought them brand new within the last 5 years.

What is the size of your home? Dimensions, How many BR/BA?

Who is the manufacturer?

What year did you buy your home?

What was the sticker price of the home by itself?

Were you able to talk the dealer down on the price? If so, how much?

Did you have to pay to have a site readied? If so, how much? How much for septic, utilities, clearing the land, etc.?

If you did land/home financing, how much was your land and how big is it?

What was the total amount of your loan?

How much did you put down?

Can you itemize what all is included in your loan and how much for what?

Have you had any problems with your home since you bought it? If so, did your warranty cover it?

On a scale of 1-10 how satisfied are you with your home?

Anything else you care to share about your experience?
I did look at used ones at first. The ones around here are going for (and selling for believe it or not) 0k and more. A single wide on 1.5 acres of land that was 3 years old sold for k. A double wide on 2 acres that was 4 years old was 0k. Site built houses around here are out of the question if you want something actually worth living in at a price you won’t have to sell your children for. A friend of mine just bought his first house, a 2 bedroom 1 bath, 900 sq. ft on a 1/2 acre for ,000. The dealer I spoke with quoted me k for a 32×62 installed with utilities and septic on an acre of land. When properly installed, they go up in value.

Its seems that my house has the wrong name. If it was called a modular, or anything else, I could pretty much get any loan I wanted. But, because my house (4 yrs old, 2000 sq ft triple wide, which has 2×6 walls, all the upgrades like a house built on site) is called a manufactured home (even though I have a permant foundation, not on wheels) I can only qualify for higher rates, shorter loans, and only qualify for 65% debt to value. I was offered better rates, etc. when they thought it was just a stick built. Whats up with this!!!

Its 5 years old, 1584sqft 3 bedroom, 2 bath and sits on a 4ft crawlspace. It is sitting on 2.75 acres. Another catch is, there is an old 800 sq ft farm home on the property too. Its a Bank Foreclosure and listed with a local Real Estate Agent. THe asking Price is 87,900. The assessed value of the Parcel is 000, True Cash Value of 6000. THis is including land and both houses.
Any ideas of what i can do.. Its the only House in the area I’m interested in..
